Most paver patios and walkways at grade don't need a permit. Retaining walls over a certain height, structures attached to the house, and anything affecting drainage usually do. San Tan Valley is governed by Pinal County, so permitting goes through the county — not a city office. We handle the application and inspections as part of our scope when a permit is required, so you're not chasing forms during your own workday.
Yes. We've submitted plans to nearly every HOA across San Tan Valley — Johnson Ranch, Pecan Creek South, Skyline Ranch, Bella Vista Trails, Copper Basin, and the rest. We prepare the architectural review packet with material samples, paint chips, dimensioned drawings, and contractor license info, and we don't break ground until approval is in writing.
Most San Tan Valley lots have a caliche layer somewhere between six and thirty inches down. It's hard on equipment but it's actually a stable subgrade once you get through it. We bring the right equipment for the job — typically a mini-excavator with a hydraulic breaker — and we price that into the bid up front so there's no "we hit rock" change order three days in.
A standard back-patio paver install runs five to ten working days from demo to final compaction, weather dependent. Full yard renovations — pavers plus a retaining wall plus a fire pit plus turf — usually run three to four weeks. Monsoon season can slow base prep, and we'll tell you that on the front end rather than after the contract is signed.
Both. Edward sits down with you on-site at the start, walks the yard, and works through material, layout, and budget options before any bid goes out. If you already have a designer or a Pinterest board you're locked into, we'll build to that. If you don't, we'll design with you.
